Derek Weaver is a principal in CohnReznick’s National Tax Practice. With more than 17 years of tax experience, he specializes in fixed asset consulting including cost segregation studies, repair and maintenance expense determinations, partial disposition analyses, federal tax depreciation, and other tax advisory services specific to cost recovery in the real estate industry.
Derek has managed and performed thousands of cost segregation studies for commercial office complexes, residential rental properties, retail/restaurants, golf courses, hotels, airports, and manufacturing facilities. His experience includes advising clients and tax preparers in complex federal tax depreciation matters such as tax-exempt-use property, depreciation in 1031 exchanges, bonus-depreciation eligibility, and depreciation around transaction/disposition events. He also consults with developers in pre-construction design planning to maximize deductions for personal property construction costs.
Derek manages, designs, and implements fixed asset capitalization and depreciation policies for large-scale real estate owners and developers. His work includes determining asset classification strategies, analyzing expenditures for repair deductions, and calculating partial disposition basis resulting from construction activity. Derek also consults with taxpayers on energy efficient tax incentives including the Section 45L energy efficient tax credit and energy efficient construction deductions under Section 179D.
