E.J. Edelman provides portfolio valuations, real estate appraisals, business valuations, and financial consulting/reporting services related to acquisition, mortgage, estate, ad valorem tax, condemnation, litigation, and other purposes. He leads the national audit valuation group which includes review services for valuations of real estate, complex financial instruments, and businesses.

Provides valuation services for investors, institutions, privately owned companies, attorneys, mortgage lenders, and other professional advisors
Experience with going-concern valuations in real estate holding companies, real estate management companies, and other real estate asset-intensive businesses
Expertise encompasses a wide range of industries including commercial real estate, hospitality, resorts, marinas, professional services, as well as special purpose entities including entertainment venues
Additional experience includes the valuation of fractional interests and performing a wide array of valuation assignments throughout the United States
Responsibilities include managing a national team of valuation experts, as well as working with CohnReznick’s national Assurance practice to review complex transactions and fair value measurements for financial reporting purposes
Provides reviews of third-party specialist prepared valuations for consistency and credibility within frameworks including USPAP, SSVS 1, and FASB
Instructs on appropriate methodologies utilized by other third-party business and real estate valuation specialists
Responsible for the buildout and improvement of the firm’s adherence to FASB accounting pronouncements surrounding the valuation of fair value measurements recorded by private and public companies
Further experience in the management of and performance of portfolio appraisals, including purchase price allocations, in accordance with Accounting Standards Codification (“ASC”) 805, Business Combinations, and ASC 820, Fair Value Measurements, for a variety of industry and asset types
Also experienced with GAAP, fair value, and income tax basis of accounting
