Debra Henderson Morgan has 25+ years of experience in commercial real estate management. Her expertise includes investment and portfolio management, acquisitions and dispositions, recapitalizations, and restructuring of debt. Debra has extensive experience with securitized debt, bridge and mezzanine loans, bankruptcy and litigation management, and real estate economics.
Experience and credentials
Prior to joining CohnReznick, Debra founded BlackEagle Real Estate Partners and invested in real estate. Earlier in her career, she served as managing director at C-III Asset Management (k/n/a/ Greystone) and as vice president at CLMG, a Beal Bank affiliate
Served as co-chair of the CREFC High Yield Forum, often speaking on industry panels and publishing articles related to real estate and real estate debt
Managing Director and Credit Committee voting member at a Top Five special servicer
Asset managed and resolved over $10B of distressed debt and real estate for special situations teams, CMBS/special servicers, FDIC service providers, and real estate investment firms
Managed over 30 bankruptcies involving commercial real estate with successful resolution for the Creditor; no cram-downs
Underwrote $450M in B-piece investments for a private hedge fund
Managed 40,000+ multifamily units, office, retail, mall, hotel, industrial/warehouse, and associated living properties throughout the U.S. and in the Caymans. Special projects included a $10 million value add/capital investment on a 10,000-unit, multi-state, multifamily portfolio; a rebuilding/renovation/PIP of the 300-key Grand Cayman Marriott Beach Resort following Hurricane Ivan in 2004; and the sale of a New York City apartment portfolio through a receivership
In addition to institutional real estate investment companies, managers and advisors, clients have also included private investors, loan servicers, and banks
Assisted in deployment of $400M in opportunistic fund equity by identifying debt/equity investment opportunities or operating partners, valuing debt and real estate, and structuring solutions within the constraints of the underlying CMBS servicing agreements and loan documents
Sponsored and acquired over 350 multifamily units in Florida and Texas using bridge or agency financing and raising equity through high-net-worth investors
